How To Prevent Frozen Pipes

As temperatures plummet and the winter winds begin to howl, your body isn’t the only thing that is freezing to its core.  Freezing temperatures can wreak havoc on your plumbing, freezing the water inside and bursting pipes inside your home.  As one of the most common sources of property damage, the cost of broken pipes can add up in a hurry, especially if it goes unnoticed for an extended period of time.

Luckily there are things you can do to prevent frozen pipes from bursting in the first place.

  • Pipes exposed to colder temperatures.
    • Pool Supply Lines
    • Sprinkler Lines
    • Hose Faucets
  • Water Supply lines in colder areas, such as crawl spaces, attics, and garages.
  • Pipes located in exterior walls.

 

Preventing Frozen Pipes (Internal)

  • Cold Water Drip: During extreme cold snaps it is best to allow the cold water to drip slightly from your faucet.  The movement of water will help prevent the water from freezing in your lines.
  • Maintain Heat When Traveling: Many of us attempt to save a few dollars when going out of town by turning our thermostat down too much.  Refrain from setting your thermostat below 60 degrees.  The few dollars you would save, simply aren’t worth the risk.
  • Keep Garage Doors Closed: Opening and closing garage doors can allow cold air into areas where water supply lines may not be insulated.
  • Open Kitchen Cabinets and Doors: During extreme cold snaps, opening your kitchen cabinets can help warm air to circulate and prevent frozen pipes.
  • Insulation: Consider adding insulation to areas like your garage, basement, and attic, where exposed water lines may exist.

 

Preventing Frozen Pipes (External)

  • Drain External Water Lines: Close internal valves that supply water to the exterior and allow the water lines to drain from the outside.
